As a renter within this private community, we ask that you respect the privacy and quiet enjoyment of the owners, other renters, and guests. Security guards vigorously enforce the rules and assess fines if they are broken.

Repeated or serious violations may result in local law enforcement being summoned and eviction of the offender(s) may occur.

Animals: Renters cannot bring pets into the community. The pet and its owner will be evicted from the complex. Registered service animals are allowed with prior approval.

 

Beach: The beach is closed from midnight until 6 am. Fires are permitted in fire rings only.

 

Children’s Playground and Putting Green: Hours are from 9 am to 6 pm. Posted rules apply. Children must be supervised by an adult.

 

Drones: Drones must be launched and retrieved from the beach. Use of drones is not permitted over any homes or common area other than the ocean.

 

Fire Pits: Fire pits must be attended at all times. No rooftop fire pits allowed. Please be considerate of residents downwind of a fire pit.

 

Fireworks: No fireworks or exploding devices allowed at any time. $200 fine.

 

Garbage: All household garbage must be placed in garbage bags and put in trash cans outside of the house. Garbage pickup is on Tuesdays and Fridays.

 

Glass Containers: Glass containers, bottles or other breakable items are not permitted in any area outside of homes, including the malecon areas, paseos, pool and jacuzzi areas, and roadways. Please use plastic cups or aluminum cans.

 

Guests: Only homeowners are permitted to have guests and visitors. Guests or visitors of renters are not permitted and their presence in the community will be treated as a trespass.

 

Homeowner Areas: The library, computer room and gym may only be used by homeowners.

 

Misconduct: Physically threatening or similar hostile behavior towards is prohibited. Law enforcement will be called. $500 fine.

 

Noise: Disruptive noise and behavior are prohibited at all times. Quiet time is from 10 pm to 8 am.

 

Occupancy: Renters are limited to two persons per bedroom. No exceptions. Violators will be treated as trespassers and law enforcement will be summoned. Violation will result in eviction of all occupants of the rental home.

 

Pool and Spa: The pool and spa are open from 8 am to midnight. No use at other times. Wetsuits are prohibited in pool and spa. Diapered children are prohibited in pool. Children under 15 years must have adult supervision in the pool and no children under 13 years are permitted in pool at any time. Other posted rules apply.

 

Private Areas: Renters are permitted on a homeowner’s property only with the express invitation of the homeowner. Violators will be treated as trespassers.

 

Public Behavior: Disorderly conduct, public nudity, illegal drug use and bribery are all prohibited. Law enforcement will be called.

 

Solicitors and Vendors: Without written approval from Administrator, solicitors and vendors will be treated as trespassers.

 

Speed Limit: Eight (8) miles per hour.

 

Streets and Walkways: The use of bicycles, rollerblades, scooters, skates and skateboards are prohibited on the malecon areas and streets. Only security and maintenance staff are allowed to use bicycles. Please be considerate of pedestrians on the streets when driving.

 

Toilets: Do not flush diapers, rages, sanitary napkins, etc., down the toilets. Flushing of toilet paper is allowed.

 

Vehicles and Parking: All vehicles must have a vehicle permit on dashboard or windshield, with a maximum of two vehicles per home. Excess vehicles must be parked outside of the community. Motor homes, campers, trailers and buses are not permitted at any time. Motorcycles may be used between the home and gate only. Vehicles impeding traffic will be towed.

 

Visual Nuisance: Do not hang laundry, wetsuits, clothes, bathing suits, towels and similar items on railings and parapets. Umbrellas, flags, banners and similar items may not block forward ocean views.
